An Inquisitive Study on Super-high-rise Apartment Living Condition |
| Abstract |
가구주 평균연령은 일본과 대동소이한 40세 내외로 조사되었고, 가구주 직업은 절대적 우위를 점하는 75% 이상이 관리직.전문직.사무직 종사자로서 이를 교육수준 항목과 함께 고려하면 고학력의 화이트 칼라가 거주의 대종을 점유하고있다. 한편, 거주성과 관련한 항목의 분석결과에 있어서는;`당첨가능성이 높을 것 같아서' 초고층을 선택했다는 경우가 30% 정도로 가장 높게 나타나고 있어 주택공급제도에 선택이 종속되는 현상을 보이고 있다. 2) 일본의 경우는 초고층 가구주의 평균연령이 40세 내외이나 선행연구의 결과를 참조하면 점점 늘어나는 경향을 보이고 있으며, 가구주의 직업우위는 초고층아파트라는 주거유형과 직접적인 상관성이 미약하나 자유업과 자영업이 전체의 25% 정도로 상대적 우위를 점하고 있다. 3) 싱가폴과 홍콩의 경우는 초고층아파트가 국가적인 선택이긴 하지만, 선택이유는 달리조사되어 각각 `통근과 통학의 편리성 제고를 위한 위치(80% 이상)'와 임대료(50% 정도)'를 우선적인 이유로 꼽고 있다. 또한 초고층의 전채적인 만족도도 85% 이상(싱가폴)에서 70% 이상(홍콩)으로 매우 높은 정도를 보이고 있으며, 불만족은 상대적으로 미미한 정도인 6.7%와 10% 내외를 보이는 것으로 조사,분석되었다. ; The purpose of this study is to introduce the real state of living of super-high-rise apartments in 4 Asian countries by analyzing surveyors' reports and research papers in each countries. In this paper we tried to extract some limited basic characteristics of residents and the other related valuable items on living in super-high-rise apartments from each country individually, and as results, we made some findings and meaningful points in order to reduce trial and errors in this field and to strengthen the basic structural mechanism in super-high-rise living conditions in this country for the purpose of establishing new directions in super-high-rise apartments. |
