A Study on the Determinants of Dwelling Environment Evaluation by Residents in the Outskirts of Large City |
| Abstract |
This study analyzes the differences of recognition on the dwelling environment evaluation factors of residents by general characteristics of residents and dwelling characteristics and verifies the relations among them. The results are summarized as follows.1) The evaluation of dwelling environment shows the difference depending on the personal characteristics.2) As a result of analyzing group characteristics according to the dwelling environment, the living convenience and the satisfaction of regional environment are varied depending on the conditions of location of housing area and the regional settlement has the difference of recognition according to the personal properties like housing type and residence level.3) The factors that have common effects on the dwelling environment evaluation of detached house and apartment are four item; fear for crime, the number of households having close relationship, the period of residence and housing scale. And of other variables, while detached house has the variables of householder's education, the number of family members, frequency of move, and participation in local activities, apartment has those of householder's age, the period of marriage life, the location of working place, time required for commuting.Accordingly, it is required that the variable with high explaining power among affects the dwelling environment evaluation should be considered in planning new housing area. |
