A Analytic Study on Influencing Factors to the Defects in Korean Apartment Houses |
| Abstract |
This study is on the infuluencing factors of fraudulent work in the apartment construction which become the nationwide concern due to the recent tremendous casualties as well as the numorous reports on the defects found in the apartments which have been built in the period of theimmoderate drive-in of New Town development. Unlike the precedent studies, this study tries to clearly define the factors that can directly or indirectly affect the fraudulent work, considering all the possibilities from contract to the field work-e.g. contract system, construction cost, shape of building-, at the same time, correlation ratio between these factors and substential defects.Followings are attained as conculusion. the defects calssified by region and shape, discoloration in the wall, crack and discoloration in the floor and water leakage in the ceiling are most of the cases. With correlation ratio between factors and defects, in the sequence of structure of the building, number of units on each floor, construction cost and contract system are more affective on the defects than other factors.This study is supposed to play a major role in setting the foundation for the presupposition of the possible occurence of the defects as well as structural scheme and method of construction, futhermore, expected to enable the estimation of the cost for maintenance, management and repair of building. |
