A Study on the Survey and Analysis of the Flaw Types in the Apartment. |
Abstract |
This study covers the defects and problems for which tenants feel inconvenient in terms of construction and maintenance. The actual condition of flaws is examined and analyzed on the basis of flaw repair ledgers of the existing construction companies. Flaw conditions are collected through the question-answer examination of field managers. And the cause of flaws can be identified with the category of items and production stage.The result of this study can be summarized as follows:First, categorized as architectural construction work, more than 60% of construction flaws took place from moving-in to the third year and which are reduced to 40-30% as 4 years have elapsed. On the contrary, equipment & mechanical flaws increase to 60-70% as 4 years elapsed. Which is the deterioration phenomenon result from frequent use.Second, looking over the flaw occurrence rate by the production stage, the defects rate of planning, material and maintenance reaches 84%(construction 40%, material provision 7% and maintenance 8%) Therefore, thorough construction and material inspection are required. |
