A Study on the Optimum Defect-Management System of Apartment House in Korea |
| Abstract |
This study aims to propose a optimun management system for defect-handling in apartments which can maximize residents' satisfaction and elavorate company's image.The results of this research can be summarized as follow.Defects can be classified in three types as 'Trivial Defect', 'Usual Defect' and 'Fatal Defect' by it's degree of difficulty in repair.Analyzing defect-handling system of selected major contractor with the view of repair difficulty, the types of 'Trivial Deffect' and 'Usual Deffect' can be reclassified into three types and 'Fatal Deffect' also can be reclassified into 2 types by the presence of local service center.Defect-handling system by skillful workmanship staying on local service center is most optimum types because of ensuring resident's satisfaction and shortenning time requirement, while it increase cost.And, for accelerating residents' satisfaction, the logic of computer-aid deffect-management is suggested. |
