Abstract The study investigates family day care centers as facilities to provide child care services in Seoul. Family day care centers which utilize existing home environment have great potential to extend day care facilities by simple renovation with low costs. Statistics demonstrate that the centers currently admit about 20% of children in care and take about 50% of the facilities in Seoul. In spite of their developing potential, it is true that family day care centers have been neglected in recent studies. This study aims to suggest strategies to improve physical condition and provide basic information to develop design guidelines of family day care centers. The study conducts a field survey of 110 family day care centers in Seoul where 147 teachers are interviewed with questionnaire as well as where floor plans and interior layouts of the centers are drawn and examined to analyze current physical condition and space utilization. The results of the survey illustrate current profiles of family day care centers which include teachers' evaluation as well as merits and demerits of the centers. Finally, the study provides guidelines for renovation of the center by three housing types; detached houses, row houses and apartments.
