Abstract In order to predict operation and minor maintenance costs during the life Jukong apartments (4-6 floors), a regression models was developed. The modelling procedures comprise three stages: data collection, data analysis and model building. The collected data were analyzed using statistical techniques such as Pearson correlation analysis, ANOVA and T-test. The final regression model for operation and minor maintenance costs model (Building Condition ≥ 5) is as follows: MCGTOT ; l890.14 + l2S.55*BLDGAGE + 652.94*DMGTALT2 +l690.57*DHEATSYS2. MCOTOT.
