Abstract This paper tries to find out the household's socio-economic characteristics affecting the choice of apartment as opposed to the other. Types of housing. This papa. Uses the following methods i (i) analyzes the current residential situation by housing type, (ii) analyzes the residential characteristics and situation by the survey with the sample size of 2,000 households in a large city, (iii) analyzes the characteristics affecting the choice of apartment by logit model. The findings indicate that the household tend to chooses the apartment when (i) the head of household has the job with fixed monthly income, (in) the iou is professional, (iii) monthly income is higher, (iv) the number of household members is smaller, (v) the head and spouse have higher education. The household chooses the detached dwelling when (i) the head of household is serf-employed, (ii) the head and spouse have low education, (iii) high saving with low monthly income, (iv) the number of household members is large. In choosing apartment the education of spouse shows high explanatory power as an important factor. The higher the education of spouse is, the more probable the household is found to live in apartment at 95% confidence level.
