Title On the Present Situation of Pre-design Services in Design Practice

Abstract Design projects involve a range of professional services of which pre-design services are provided at the beginning of architectural design process. Architects have important opportunities to make a contract with the clients in the crucial stage of a project when scope, quality, time, and cost parameters are set. Recently in the deteriorated conditions of building design market the importance of pre-design services is getting higher. Therefore many design firms are trying to develop the special expertise needed to provide the pre-design services. But few researches have been conducted on the pre-design phase, especially on the present situation in design practice. This study aims to provide the basic information about the pre-design services which are provided at the architectural design office. This research carried out interview with 49 architects who are practicing in Seoul and Pusan one by one at their own offices according to the prepared 22 questions The questions are including such contents as definition concept, and meaning of pre-design services, services and compensation problems and suggestions to solve them, information management and others The results of this study will be usefull to understand the real situation of pre-design phase in design practice and to develop the standard of pre-design services
