A Study on the Space Utilization of Elderly Housing in the City of Mesa , Arizona , the U. S. A. |
Abstract |
Based on a total of 9,670 elderly housing units in the City of Mesa(Phoenix), this study examined the extent of housing space utilization. For the study, the number of non-sleeping rooms plus sleeping rooms Per Person were used as the standard to measure space utilization. Additionally, three levels of space utilization were examined as the indicators; (1)no under-utilization, (2)modest under- utilization , and (3) under - utilization . Roughly 20% of the elderly households under-utilized their housing units, while 30.5% of them under-utilized in a modest level. This result is considered to have an important impact on housing market as growing elderly households are expected continually to upgrade their housing situations and invest their income on housing for their successful retirement. Consequently, the housing problem may not be with the shortage of space, but with its inappropriate distribution among the total population. In Korean society, today, elderly housing has become a critical social issue. The results of this study can provide a valuable source of information for Korean government or private construction companies to predict housing problems related to growing elderly population. 키워드: 노인주택, 공간효용성 keywords: Elderly Housing, Space Utilization |
