Abstract |
Function analysis technique and FAST(Function Analysis System Technique) are the distinctive elements that differentiate VE from traditional cost reduction methods. However, the FAST is sometimes minimized or even omitted from construction VE studies. Difficulties are encountered in applying FAST to construction projects because of lack of time, training, and experience. The FAST is a proven effective tool, which appears to enhance the VE process. Especially, it improves communication, expands creative potential and responds to a human need for building or system. This study aims to suggest an approach for the effective FAST application, which overcomes the existing problems in construction VE practices. In doing so, an extended review and analysis of literatures related to the FAST was performed to investigate the trends of function analysis (focused on FAST) and the nature of its problems in the construction applications. The proposed method suggests various approaches in terms of four levels - project, spaces, elements, and components, the levels at which function analysis may take place in project life cycle. And then the study presents a future research area. |
