Abstract |
Since the Korean government introduced Construction Management Delivery System by the law in 1997, only few of public construction projects have adopted the system. It is very disappointing because this new system was expected to bring not only more efficiency in terms of time, cost and quality, but also more possibility of the project success. One of the ways to encourage utilization and accomplish these objectives of the system is to define critical success factors and study how to improve these factors, which is the purpose of this study. Definition and categories of the critical success factors can vary depending on researchers. Therefore, in this study, literature on the critical success factors was reviewed first and then project success and critical success factors were defined in the construction projects delivered by construction management method. These factors were classified into two group - owner related factors and construction manager related factors - and evaluated in terms of importance to the project success and current status level in our construction industry. This evaluation was done by the questionnaire survey. Finally the study suggested more important but lower levelled factors, such as 'owner's understanding or trust on the system as well as CM', 'risk management, claim management, and cost planning skills of CM' should be targets for more improvement. |
