Abstract The purpose of this study is to suggest a design guideline for the optional unit plan of apartment housings. Analysis of current fixed unit plans were primarily implemented, where 1,574 unit samples with the most popular areas (60㎡, 85㎡, 102㎡ and 135㎡), from 1970 to now, were collected. By studying these samples in temporal order regarding their features such as floor area of each room, number of bed rooms and bays, shape of the overall unit, and the location of entrance, the general demand for housings could be extracted. This in turn provided the condition on which the flexibility of space should be planned. At present situation, it could be concluded that providing the dwellers with 'Optional Plans' is one of the most feasible design method of flexible unit planning. The research proposes models for the planning of units for each sizes, where specific guidelines decide on the choice of flexible portions, the overall shape of the unit, and space of each rooms in each alternative choices.
