Abstract |
This study analyses the built-environment features as physical factors of social malaise in the Low-Rise Apartment Housing, and how these factors influence the social malaises such as litter, graffiti, sticking advertisements, neglecting articles, vandal damage, and excrement. For the study, 444 blocks in 62 housing sites in Daejeon city were surveyed about the evidence of social malaise and the built-environment features. The results of study are as follows: 1) As the physical factors of social malaise, 8 built-environment features are identified: surveillance in and around apartment blocks, legibility of border of gardens around blocks, identity of building entrances, number of blocks per site, number of parking lots around block, type of transitional areas to building entrances, number of play lots and number of site entrances. 2) The larger the site is, the more the number of parking lots around the block is, the more the number of play lots is, and the more the number of site entrances is, the higher the occurrence ratio of social malaise is. 3) The better surveillance is, the more legible the border of gardens and the territoriality of transitional areas are, and the better the identity of building entrances is, the lower the occurrence ratio of social malaise is. 4) Of 6 types of social malaise, graffiti make the most sensitive response to the built-environment features. |
