Abstract |
Lots of buildings were constructed to solve the shortage of housing stocks. However, maintenance for the buildings has performed poorly, most of the aged buildings have got deteriorated seriously. Aged buildings, especially apartment housing, have been dismantled in order to enhance value of the building without exact assessment for the service life and the deterioration degree of the building. Remodeling for an aged building is becoming a hot issue to owners in the public and the private sector. Peoples including owner, tenants, constructors recognize the fact that the efficient maintenance of the building during the service life and furthermore lengthening the practical service life are important in view of minimizing the LCC. This study suggest a decision making system to judge whether to remodel(renovate) or to reconstruct an aged building. The system is composed of structural performance assessment, elapsed(or practical service) life evaluation against whole service life, deterioration assesment of the building equipment, dweller's satisfaction, etc. The purpose of this study is to help remodeling reasonably and to derive benefit significantly through ultimate service life of the building. The weight of the each criterion were calculated using Analytical Hierarchy Process(AHP) by experts including structural professional engineer, professors, and so on. |
