Abstract |
Indiscreet reconstruction of buildings that have still remaining lifetime has caused environmental disruption as well as unnecessary property losses. For the reason, remodeling through repairing can be recommendable in the aspect of environment protection and economy rather than reconstruction. In this study, LCC is computed on the assumption that an apartment with the expected lifetime of 40 years is remodeled in the 20th year and based on the LCC, a method to construct a process that enables the gross expenses for reconstruction and remodeling, including expenses for initial construction and maintenance, to be quantitatively compared and examined, in addition to LCC computation method. The result showed that the quantitative analysis of the expenses for reconstruction and remodeling is possible by the suggested method and remodeling is advantageous to reconstruction in the aspect of construction period and cost. |
