Abstract |
This study describes the operation method and the status about the Comprehensive Design System to make Open Space has been applied in multi-family housing in Japan. This study aims to clear the planning control system that Comprehensive Design System is to lead maintain the open space and to analyze the type and level of incentive to lead the open space by Comprehensive Design System. In order to analyze that, this paper conducted the quantitative analysis of 116 cases that the Osaka administrative office has approved from 1996 to 2000. Research results are as follows, 1) Comprehensive Design System for the multi-family housing is classified to Urban housing Comprehensive Design System, Downtown Residence Comprehensive Design System, Super-block Site Residence Comprehensive Design System, and Urban housing Comprehensive Design System is the most representative one in Osaka. 2) Significant Open Space ratio to judge the incentive level describes the highest ratio value in Urban housing Comprehensive Design System, and the Significant Open Space ratio becomes higher with incentive level about floor area ratio. But, the relaxation of the height of sky exposure plane is not so different with the change of Significant Open Space Ratio. As a result, the relaxation of the floor area ratio is more effect on the incentive for the maintenance of open space rather than the height of sky exposure plane in multi-family housing. |
