Abstract This study is designed to examine the effects of the various characteristics of apartment units on purchase prices. The main focus is unit-by-unit differentiation of apartment prices within a particular complex. Excluding location, the six major characteristics of apartments are; orientations and floors, views, corridor type, conditions and maintenances of interior materials, interior alterations, access to the outdoor facilities. The data for empirical analysis were collected from 284 households in seven private apartment complexes located in Ulsan and accomplished using frequencies, percentages, crosstabulations. Except for the brand name of kitchen facilities and interior alterations, significant statistical differences were found in the effects of the characteristics including orientations, floors, views, corridor type, conditions and maintenances of interior materials. The access to the outdoor facilities with the exception of recreation ones was considered insignificant.
