Abstract A delivery system defines the overall framework embracing the responsibilities and authorities of the participants within the building process. So, selecting an appropriate system for a certain project is one of the most important decisions which the owner could make in the early phase of a project. Nowadays, however, due to various reasons, most owners have difficulty in selecting an optimum delivery system for their project. In order to overcome this situation, it is necessary to formulate a more systematic approach for the selection of a delivery system. This study presents the development of the project delivery system selection model to choose an appropriate delivery system considering various factors such as owner's requirements, owner's attributes, project characteristics, and domestic construction environment. The model consists of four phases: preparation, evaluation, suitability judgement, and implementation. In order to derive utility scores objectively to use a project delivery selection matrix in evaluation phase of this model, this study applies analytic network process(ANP) technique. The use of this model is illustrated with a case study.
