Abstract |
It is dominant in Korean construction markets that construction contracts are drawn up to exclusive rights of clients and contractors waive their right for claims to win the succeeding project. Owing to this situation, claims are always latent between clients and contractors. Latent claims may develop into conflicts between them with the evolution of construction environment. Therefore, it is essential to study ways to cope with these latent claims. In this paper, the difference of recognition between clients and contractors is analyzed after latent claims of domestic public apartment housing projects are surveyed and categorized. Latent claims are categorized into five large group such as incomplete contract documents, indistinctness of work scope, delay of work, different site condition from contract and client's unfair instruction. Each group is subdivided into detail cause of claim and interviewed by experts in claim. |
