Abstract |
District units plan, as a object for some established district in a city, is a plan to promote a environment-oriented city environment that human will coexist with nature and to be possible a continuous city development & city management and a plan to consolidate city infrastructure facilities and buildings for some established district in a city and to build street scenic beauty in order to promote city's function and beautiful sight. However, related standards, which are needed for building's height regulation to decide a street scenic beauty such as security of a feeling for open city and making of sky line, are under consideration and not fixed. Up to now, there is no base height of building in city dimension, but oblique line limitation by street has been operated as a measure for height control, which is different from its original object. Currently character of base height of building will be considered by the side of city scenic beauty so that change of height standard will be forecasted. Floor area ratio in commercial district was 1300% collectively in the past, but due to subdivision of commercial district in urban planning current contents for height regulation will be attacked by arguments by different application of floor area ratio in each class. Therefore, this document offers basic data for setting the height of buildings in district units plan by analyzing the propriety of oblique line limitation standards and the effectiveness of oblique line limitation contents according to the existing road width. Concretely, this document reviews base height limitation, height regulations related to road width, and whether height limitation exists in the existing district in order to establish height limitation standards based on road width. |
