Abstract The purpose of this study is to evaluate economics of ESCO projects by of LCC(Life-Cycle Cost) analysis and to provide useful informations for future ESCO projects. For these aims, present conditions and actual maintenance records of domestic ESCO Projects to apartment buildings were investigated by a questionnaire survey and related secondary data. The results of this study are as follows: (1) LCC estimation model for ESCO business use economizer and have been presented through data collection and analysis of cost elements(initial cost, maintenance cost and removal cost), (2) ESCO business the effect measurement of before and after for ESCO business. before LCC is estimated ₩69,872.38/m2 as a constant cost, and ₩57,849.70/m2 as a discounted cost. And, after LCC is estimated ₩59,592.46/m2 as a constant cost, and ₩49,550.75/m2 as a discounted cost. (3) Effect measurement could be estimated from the gap between before and after LCCs. It is estimated ₩10,279.92/m2 as a discounted cost(821 percent of initial cost), and is estimated ₩8,298.95/m2 as a discounted cost(662 percent of initial cost).
