Abstract |
Most of domestic apartment building management companies that have the business of maintenance and repair are fairly small- and-medium in size and are not equipped with the management system that will facilitate their work. The result is their business performance is largely depend upon the personal capability and commitment of building managers(BM). The pre-assessment study conducted for this research revealed that average duration of BM working at one company is less than a year, reflecting the reality that a lot of apartment buildings are not properly taken care of. Although the laws mandated the management companies must be facilitated with an information system for maintenance management purpose and the demand of the system exists, there is no such system. The objective of this research is to develop a web-based maintenance management system that allows BM with little knowledge in construction to carry out maintenance work with less hassle. The system is operated on the internet environment to support BMs who are employed in nationwide. The database stored by repetitive use of the developed system will provide BMs with valuable information about apartment building maintenance. |
