Title Emerging from Customary Design for Balcony Space in Apartment

Abstract This paper is intended to propose future alteration directions and contents of laws and regulations related to housing supply system and Building Code on the assumption that the tendency to extend the dwelling area to the balcony space in apartment units was derived from joint and composite demand of the criteria of floor area in Building Code and the residents' requirement for storage space enlargement. For this purpose, this paper has reviewed the causes and transitions of change trend that the balcony has been transformed outer space into inner space for private use only by customary housing design. And finally the 5-conclusion is proposed; Firstly, the balcony spaces in apartments has to be treated as outdoor space according to the essential meaning of balcony on Building Code. Secondly, balcony space called as service space has to be included into housing supply area, and thirdly, the permitted depth and width of balcony would be adjusted. Fourthly, the concealed spaces for unit area computation also have to be include into common area for dwelling or the other common area. And finally the system of taxation and laws and guidelines has to be adjust together with Building Code.
