Abstract To cope with the unavoidable processes like the functional obsoleteness and the deterioration of building facilities or components, more over, to improve and maintain the building function and capability, the overall maintenance system is required. Especially, buildings are composed of components with different dimensions and life spans. So, the Space-Time module design system is demanded along with enhancing the durability of building materials to satisfy certain replacement intervals and to maintain the constant space module of components. In this study, the design methods are suggested to support, so called, the gradational Total Maintenance System, in which the periodical exchanges and the repairs of components are applied through the overall Life-Cycle for multi-family housing from usual maintenance activities to the entire remodeling of buildings.??These consequences are acquired by applying the Time-Space module in the initial design procedure of multi-family housing.
