Abstract The purpose of the study lies on an proposing the improvement for the reasonal planning standards of service facilities throughout the field study on the spacial changing patterns and the activities taking places of service facilities in apartment housing. On this account, above all the study analyzes the spacial changing patterns and the activities taking places of service facilities developed by the user in their inhabitation process. The work focused on the field study on the 45 cases.(30cases for sale, 15 cases for rent) Results of this study saw several findings. The planning standards of service facilities?? should have to be revised for ①Making sure of the minimum size to support the user's activities positively, not simply with the number of units of that estate like the present one, ②Increasing the total area of service facilities, ③Integrating the planning standard of the each service facility into an unified standard by the name of community facility, ④Maintaining the flexibility of planning the service facilities space for managing the various program and guaranteeing the user's self control for changing uses of the service facilities.
