Abstract Recently reconstructions of deteriorated apartments are increasing. However, most of methods of economic analysis for the safety diagnosis of reconstruction decisions are unreliable, because they use non-quantitative estimating standards and subjective evaluating methods. Therefore, it is necessary to propose processes and criteria in the method of economic analysis on the solutions to the problems of deteriorated apartments, and the economic analysis enables the objective evaluation of the economic efficiency of alternatives from the point of view of minimizing costs. In consideration of the long life-span of reinforced concrete structure of apartments, it is reasonable to adopt the theory of Life Cycle Costing in economic analysis, which includes operation and maintenance cost as well as initial cost. The process of the method in this study is as follows. First, calculate the LCC(life cycle cost) of the alternatives. Then, convert each cost into an annual equivalent. Finally, evaluate the results using five grades by the ratio of the costs. According to the case study and simulation, the proposed method proves more quantitative and objective.
