Abstract The purpose of this study was to analyze the management and uses of residents' common service facilities in multi-family housing focused on the present states and the spacial changing uses of service facilities and the problems in the management through housing managers' interview. The residents' common service facility has been the new code in the housing market since well-being trend was interesting. According to the situation, lots of studies about service facilities in multi-family housing have been presented. However, it is hard to find a study which was focusing on the managers' position, and we know that if service facilities are planned efficiently, the management itself for service facilities will be better. In order to, therefore, apply the service facilities as a base of improving the community between residents and the managing environment for service facilities, this study provided the following results; First, the usage of each facilities should be established from the stage of planning the service facilities, therefore zoning and traffic line should be planned rationally. Second, according to concerning the spacial changing uses of service facilities from the planning step, flexibility and convergency should be provided to each facilities. Third, the standard about the number of managers according to the size of housing, and about outside noize level should be established. The last, the study about high-rise residential complex should be accomplished.
