| Abstract |
The purpose of this study is to make clear the District Unit Plan's problems through the case analysis of civil petition and present improvement direction. The result are as follows : The guideline that is generating most civil petition is associated with Joint-Development. So the use of this regulation need to be cautious to reduce the impingement of private properties and administrative charges. On the other hand, the expansion of Joint-Development can cause the problem of urban skyline, urban form, etc. and make the different urban environment that is originally planned, so the Joint-Development expansion should be decided through comprehensive examination of developing scale between the beginning and the end of Joint-Development, and the incremental profit(windfall) need to be recaptured as building space such as welfare facilities, daycare space and the like. District Unit Plan's Review process is progressing depends on the situation without a principal. It is caused by a lack of comprehensive examination, so all similar case's review result in the district should be attached and should make the comprehensive and principal review possible |
