Abstract The purpose of this research is to take a look at the possible types of the moving preferences of tenants in redevelopment areas and analyze if such phenomenon have any relations with the characteristics of households with that particular choice.Subjects of this research are redevelopment area tenants of Wal- Gok dong, Jong-Am 2 dong, Suk-Kwan dong, Mi-Ah dong, Oh-Rue dong to analyze the decision factors of them when they choose to move elsewhere instead of moving into the lease apartments.?? This research hypothesized that relocation behavior of tenants in redevelopment area is expressed by second level "tree branch structure" of nested logit model where behavior of selecting district when moving is considered as upper class and the behavior of selecting dong is considered as lower class. Validness of nested logit model structure hypothesized in this research can be verified by the estimated coefficient value of inclusive value. This research will assist in creating policies for stabilizing the living conditions of populace and elevate the effectiveness of the redevelopment by predicting the moving trend of future tenants in redevelopment areas.
