Abstract This study aims to analyse the planning characteristic of fee charging residential facility for the elderly focused on the actual state in Tokyo metropolitan area. For doing this, 18 facilities have been chosen and the analyse is divided into 4 main categories: general factor, mass of facility, actual usage, and planning characteristic. Results are as fallow:
Firstly, the facility has been mostly built up in residential area and running a business by jointed-stock company. Secondly, the average plottage is 500~600(pyung) with single building which mainly have 2~5 stories. The number of rooms are mainly less than 50 or so which means most business are operated on a small scale. Thirdly, most popular size of room is less than 20㎡ and then 20~30㎡ which are comparatively small and of practical use. For using facility, user's need to pay in advance average 1,000万円~1,700万円/㎡ for rent, 16万円~22万円/month for management and food expenses and assistance expenses is extra outlay which are mostly covered by user's pension and insurance. Lastly, most facilities' function link systems are vertical in single building and more than half of facilities have pavilion shape and middle-corridor that seem to be caused for efficiency usage of management and land.
