Abstract This study's purpose is to identify the problems of environment in detached house residential area and to suggest directions to improve the residential environment through comparative analysis of the characters, principles and the plans of the development of the detached house districts in Korea and UK.
In advanced countries, the planning system and detailed guidelines maintain a level of quality of the residential environment intact in planning the detached house, while Korea lacks such system and guidelines. Due to the uniformity of residential land development and the focus on the quantitative side of supplying mass housing since liberation in 1945, the quality of our residential environment were not developed systematically.
This study analyzed the problems of environmental quality of residential area through the documentary research, site surveys, the analysis of physical properties and resident satisfaction questionnaires with regards to institutional, planning and management aspects to assess the housing environment based on the types of lot and block of existing housing estates.
As a result of this study, the lot types in Korea did not ensure good solar penetration, or privacy for individual homes. As an alternative, the deep-narrow lot in compliance with the western developing type enables to provide both better sunlight and privacy conditions. It is also possible to maintain high levels of housing environment by the improvement and consistent application of detail design guidelines. Therefore, this research suggests the adoption of deep-narrow lot for the development of the detached house complex and the development of detailed planning guidelines for housing areas.
