Abstract |
Special District is an urban design policy for controling important sites in Urban Design Districts for future development. This study analyzed the 40 Special Districts Development cases and guidelines through Time Series Study. According to the survey of Special District developments, which have developed since 2000, 70 percents of buildings are being planned(some cases is already under construction) or built as a Super-tall Mixed-use Residential Building. However, these super-tall Mixed-use Residential Buildings in Special Districts are planned without a consideration of an urban situation and local condition. Furthermore, in many cases Special District development got a lot of incentive in compensation for the public spaces provided but most cases, the public spaces are provided at an unsuitable place. In order to induce development that fits the local conditions and proposes operating plans these improvements are necessary. First, the standards of controling the use and height are needed at the city level. second, variety incentive items should be provided. |
