Abstract The reliability of system and rapid correspondence to users' claims in hospital is seriously considered as an important aspect of occupants' comfort and medical care. The purpose of this study was to perform reliability assessment of failure history data of facilities using trend analysis and to evaluate maintenance management characteristics using analyzing state of users' claim and service time of maintenance system in hospital building. System's failure trend and MTBF(mean time between failures) through reliability assessment of failure history data in hospital was analyzed. As a result of distribution of service time of user's claims in plumbing system, service time was under 30 minutes in 62.9 % of all cases, whilst 37.1 %. of all cases took over 30 minutes. And, through a result of relationship between service time and claim’s occurrence frequency, using degree of busyness of inter-claims, there was a trend of delaying in maintenance system's service time when claims were happened at short intervals.
