Abstract Building would be deteriorated with elapse-time, influenced by its geographic situation, climate, other environmental conditions and so on. The systematic maintenance is required to provide the resident a recent living condition and prevent the rapid deterioration. The existing breakdown maintenance would not be effective to keep the living condition because it manages the building defects after checked. It would require the preventive maintenance to get over limits of the breakdown maintenance. The preventive maintenance is required to get the repair time, the repair scope and frequency in planned scheduled after construction.
In this paper, it aimed at researching the method to forecast the repair time according to performance level and providing the repair time range over finishings of the office building, utilizing the relation between the determination curve and the performance recovery rate after repaired. Results of this study are as follows : First, the repair time range of finishings would be analyzed with the relation between the deterioration curve and the performance recovery level under some constraints that deterioration curve is constant over the n-th repair. Second, the average repair time range for work office is a little shorter than the for facilities. Results of this study will set up the long-term repair plan of building before it reaches the limit condition of finishings, and finally keep an working condition comfortable.
