Abstract |
In order to select a finishing materials in the design phase, various factors should be considered. However, in case of exterior cladding, it has been selected by economical analysis only considering initial costs and subjective factor such as aesthetic view. This research identifies four types of exterior claddings which have been very frequently used in the domestic country among exterior claddings in about a twenty-story office building. This research conducts economic and performance analysis in selecting exterior claddings. In the economic point of view, this research performs the life cycle cost analysis (LCCA) including an initial cost, maintenance and operation cost, demolition cost and salvage value. In the performance point of view, various evaluation items such as amenity, economic, constructability, safety, durability, and aesthetic are identified through an interview with an experts for measuring the performance evaluation. Based on the analysis results of both points of view, the life-cycle performance model is developed which is able to help selecting a exterior cladding in the design phase. It is expected that the life cycle performance model is able to provide the supporting tool for selecting exterior claddings. Finally, a real case study is used for the validation of the performance model. |
