Abstract The purpose of this study is to analyze the effects of site planning factors and residential dwellers characteristics on the sense of community against multi-family attached house of 9 districts in Busan. As the main method for this study, we employ ordinary leasts square(OLS). The sense of community for this study is composed of three key elements; Community attachment, community identity, social interaction.The major findings of this analysis are as follows; the sense of community is statistically related with the variables to denote complex arrangements and green area in the site planning. Generally the construction company in the apartment characteristics has shown positive effects but the number of floors and dwelling age revealed negative effects on the sense of community. And the age and neighbor relationships of the residential dwellers characteristics show a significant positive association with the sense of community. Specially the community attachment is more likely to be associated with the variables to denote main entrance and road system. The service facilities and exercise facilities in complex are statistically significant variables on the community identity. It is also found that the security system has considerably influenced the social interaction.
