Abstract Many apartment complexes came to be confronted with the problem of the lack of parking lots, which was not only the matter of the biggest discomfort to apartment residents but also the source of conflict among them. For this problem, this study aimed to investigate the number of parked cars in the time zone of minimum and maximum load through the field research and to suggest the implementation plan by establishing the underground parking lot for the exceeded number of parked cars per each selected apartment complex through partial remodelling. For this purpose, this study presented the criterion of the efficient parking lot plan, considering local characteristics, and analyzed the method of securing adequate parking lots, along with improvements. The field investigation showed that the overload parking ratio was from a minimum of 120% to the maximum of 162% by apartment complex. Parked cars encroached on the green part of the apartment complex, complaining about the lack of the community space for apartment occupants, impaired the landscape of the apartment complex due to the cars parked in a disorganized manner and were recognized as the element impedimental to the comfortable residential environment. For this purpose, the study suggested design guidelines of parking building and viable cost analysis per each housing complex.
