Abstract Most of building components have variously been deteriorated by its characteristics such as the performance, the physical attributes and an use type. The maintenance plan is required to reflect the each component characteristics and provided with repair time, repair scope and the residual performance. The deterioration type that reflects each component characteristics is imperative to make a maintenance plan. It explains the time to repair and the residual life of the component. In this paper, it aimed at providing the deterioration model and classifying the deterioration type of the components. The deterioration model would be analyzed with linear regression function between the repair time and the cumulative repair cost. In addition, each deterioration model would be made under some conditions which the culminated deterioration would happen at the service life time and require the maximum cumulative repair cost. The deterioration types are divided into four such as the accelerated type, the linear type, the casual type and the slow type. Results of this study are used for planning the maintenance in an elapsed time and explaining to account the repair cost according to the deterioration degree. Based on this research results, further study should be conducted to include any other components and the estimating models.
