Abstract It is not necessary to mention how important the design value is in architecture. However, There aren't many studies about the influences that the beautiful external appearance of architecture, which creates city-spaces, gives upon the economical values of architecture.This study analyzes how aesthetic design factors influence apartment price, by researching apartments in Gang-Buk in Seoul. Hedonic price function is used as a matrix. The results are the following.First, I divided into an aesthetic apartment complex and a non-aesthetic apartment complex and analyzed where there were differences of aesthetic character in the two groups. The analysis leads to a conclusion that there are differences of apartment price caused by aesthetic character. Secondly, this analyzes how aesthetic character variables influence apartment price. The result is that price is influenced by exclusive use area, region factors, material design, parking lot per units, green tract of land, the total number of apartment units, subway approach, convenience facilities approach, brand design, exterior mass design, view lighting, sight openness, parking method,Brand design, exterior mass design, view lighting and sight openness have plus effect on apartment price. The result is that aesthetic character has influences on apartment price. This result can be used as basic data on design evaluations when a property appraiser appraises apartments.
