Abstract This study focus on strategy for sales and architectural planning in recent Japanese high rise apartment by comparing strategical characteristics among nine items which showed or show a good reputation and scores in sales and reservations in town area. High-rise apartment in Japan, in recent, has a peak time in numbers and qualities in Japanese housing market. It reached already up to 45% among the total numbers of apartments 2007, and reveals various strategy for sales having a weight on locations and city view presented in representative concept for sale. And it is also cleared that high rise apartment is presented a strategy for architectural planning by using of high grade public space, designers mansion, hotel like service and well preserved landscape rather than variable plan and multi closet system and so on which have led a apartment market prior to high rise apartment.
