Abstract To identify the economic value of houses as consumer goods, this study aims at identifying the importance weight of residents, i.e. house users, about residential environmental factors. Firstly, the characteristics and trends of the residential environmental factors of new houses are investigated by the quantitative analysis. Secondly, based on the previous quantitative analysis, the importance weights of residents are identified by using AHP analysis. Thirdly, by the comparison between quantitative analysis and qualitative analysis, the value of house is analyzed more concretely than the proceeding fragmentary studies, and the positive proposal, which can be applied to housing development in the future, is provided. As the result of the quantitative analysis by the conceptual characteristics, the factors of high-technology and convenience are reflected highly, but the importance criteria of residents put more value on the factors of comfortableness and health. If the quantitative analysis is the analysis of the value of residential environmental factors at the present time, the qualitative analysis means the importance weight of residents in the future. The derived importance weight can be applied to the house development in the future, and used as a decision-making tool to improve residential satisfaction from consumer perspective and to enhance resource allocation efficiency from supplier perspective.
