Abstract Structural performance tests of five candidate slab systems for the unit structure of a modular building construction are conducted. Through two-point static loading tests, the bending moment strengths and secant flexural stiffnesses of the slab systems are obtained and compared. To investigate the serviceability of each slab system, deflection and vibration criteria are examined to an example modular unit structure. In order to consider the effects of the slab system weight, the flexural stiffness of the girder supporting the slab system with satisfactory serviceability is calculated based on a system natural frequency equation and the experimentally obtained flexural stiffness of the slab system. A slab system with cold-formed channels covered and laterally supported by cellulose fiber reinforced cement (CRC) boards shows the best serviceability performance due to its light weight. On the other hand, relatively heavy slab systems in concrete materials show limited serviceability performance despite excellent strength and stiffness.
