Abstract |
Home automation systems and intelligent home-network systems have been installed increasingly in multi-family housing in Korea. By adopting smart service technology, housing managers have faced technical, social, and financial changes. The purpose of this study was to investigate the impact of smart technologies on housing management practices so that managers can prepare in order to improve ease to use as well as manage smart technologies. For this study, semi-structured interviews were conducted with housing managers from 10 apartment complexes that had previously adopted intelligent home-network systems or smart home technologies. The main findings indicate that smart technologies contributed to reduction of human labor. However, they resulted in the requirement of more specific and professional knowledge and skills in order to manage the technologies. In addition, management costs of smart home technologies should be considered part of a preventive maintenance. The study’s results also found that housing maintenance and management need to build systems to develop professional managers in response to their adoption of smart home systems. |
