Abstract Recently, high-rise combined residential-commercial facilities project are promoted in metropolitan area and even in middle towns in order to provide convenient houses and to utilize land effectively. But, this project has many uncertainties and risks since it needs different concept and goal, comparing with single dwelling project and commercial project. It is too important to cope with these uncertainties and risks, because these are related with projet's success closely. So, it is necessary to study influential factors related with various environmental concerns, from the feasibility study to the end of the project in order to make this project an high profitability. The main purpose of this study is to suggest objective direction in feasibility study of combined residential-commercial facilities which could make project successful. In this point of view, this study carried out an analyzing the evaluation factors and risks based on previous studies, and deduced influential elements for the upcoming feasibility valuation. Ultimately, this study suggested the counterplan in the feasibility evaluation stage, by investigating and analyzing important factors using AHP(Analytic Hierarchy Process) and FMEA(Failure Mode and Effect Analysis) method.
