Abstract The purpose of this study is to analyze the characteristics of mixed-use building's scale for the invigoration of the station influence area. This study is intend to mixed-use building case in use constructed since 1996 in Seoul. The results of this study are as follows; the site area influence on the gross area at the point of building site. Also an analysis of the locational use district of the areas around stations, the 1st exclusive residential areas occupy 0.2%, the 1st general residential areas 9.5%, the 2nd general residential areas(under the number of 7 floors) 29.7%, the 2nd general residential areas 13.1%, the 3rd general residential areas 22.3%, the semi-residential areas 4.7%, the general industrial areas 3.9%, the vicinity business area 0.6%, the distribution industry areas 0.6%, the semi-manufacturing industry area 6.2%, the farming green areas 1.0% and the intact green areas 8.4%. Therefore, so as to make the 3rd general residential areas near stations in charge of a township-centered role active, the mandatory regulations(green constructions, an open space ratio, an open area ratio, saving energy and community accommodations) to apply incentives are needed to be designated, the ways to determine on a residential environment and the scale of development by granting incentives will have to be suggested.
