Abstract The design-Value Engineering(VE) has been introduced in 2000 to eliminate the waste of cost and noneffective factors in construction projects. However, VE team members tended to make ideas by their experiences rather than value improvement based on the function analysis of the VE methodology. In this study, the problems of function analysis of VE have been investigated through the analysis of cases by design-VE of mechanical system in multi-family housing project. To resolve these problems, the function analysis has been applied to mechanical system and the mechanical system is broken down by work types and components. And the estimation method of present cost has been established linking the function and the breakdown structure of mechanical system. It is expected that the suggested method could help practitioners to implement the functional analysis of design-VE more efficiently.
