Abstract In recent, it is being expanded from the physical performance criteria to the contents that deal with the warranty and response strategy of completed apartment. Along with this, the element technical studies are increasing that consider the easiness of remodeling to determine whether or not reconstruction or remodeling will be conducted for deteriorated apartment. Since having the basis on the performance based on the demands of users is an essential condition throughout the entire process from the construction plan and design to maintenance and repair and discard and recycle, the evaluation/selection based on performance is needed from the user standpoint and the development of the techniques that clarified the intended performance is needed from the developer standpoint in the case of construction technique in which element technical development and commercialization advance quickly.In this study, the detailed items on performance items of element technical remodeling were chosen through the requirement and item selection criteria presented by other countries and organizations such as the U.S., England and Japan at this point in which the interest on remodeling, instead of new construction, is increasing from the perspective of not only individuals but also government policy.
