Abstract Recently lower-level exterior, which is one of important features among physical elements in apartment buildings has continuously been changed in its shape and use. Today, it is a very important part to make a new apartment complex and give identity to apartment residents. The purpose of this study is to analyze the changing trend and the causing factors of the apartment lower-level exterior according to the physical shapes from the past to the present. The time span of this study is about 30 years from the middle of 1970s to the present during which the supply of the apartment gets down to be developed mainly by private industry. For the time distinction, it is divided by total 7 stages, 5 years each to observe the progressive changes. The apartment samples for the study were selected in Seoul. Then, 10 apartments were collected for each time period so that total 70 apartments were analyzed for the time feature. The results of this study showed that the lower-level exterior were affected by government regulations, technical improvements and socio-economic influences. Among these, socio-economic factor is the most influencing one for the changes. However, it can be said that the physical shape of the apartment has been the reflection of the feature of their time.
