Abstract The easiness and control of maintenance is possible in the Green Building Certification Criteria for the existing buildings, so total monitoring system needs to be planned and reflected. As it can be seen in the certification criteria for the existing building in other countries, the evaluation criteria according to parts starts from the measuring of environmental burden and energy performance, and evaluation is being conducted with a focus on effective use of natural environment. The direction of certification criteria that can be applied in the maintenance step will be set by identifying the characteristics of advanced nations in which environment performance evaluation is actively occurring and comparatively analyzing the detailed evaluation items. The category of the existing building is the buildings for re-certification and general buildings in which green certification criteria was not considered. The purpose of this study is to present the limitation of the domestic green certification criteria and improvement direction for environment management as a basic study for establishing environment management process that considers the entire life cycle of green certification criteria during the maintenance of the buildings.
